York State Sr. Project Manager

Location: New York

Position Summary

The Senior Project Manager I identifies, acquires and conveys important park, scenic, wilderness and other open space lands for protective ownership using non-profit land acquisition techniques.  Tasks include generating revenue for TPL through the successful completion of projects; assisting the regional manager with strategic planning; being involved with public relation strategies, development, fundraising; and contributing to the internal and external effectiveness of TPL.

Essential Functions

  •  Assumes primary responsibility for negotiating, documenting and closing real estate transactions with the assistance of legal and finance staff by:
    • Researching and carrying out all phases of land pre-acquisition projects from initial outreach and landowner negotiation through supervision of appraisers, surveyors, and other consultants.
    •  Identifying funding opportunities for conveyance of pre-acquisition projects, including assisting in polling and public-finance campaigns.
    • Identifying and negotiating with public agencies or other permanent stewards for final project acquisition.
  • Researches, responds and selects potential project opportunities.
  • Conducts research, developing negotiation strategies for all terms of the acquisition.
  • Manages the project by coordinating all aspects which are necessary to result in the successful acquisition and conveyance of property:  prepares and reviews appraisals and environmental assessments, legal document preparation, public review processes, grass-roots political lobbying and fundraising, corresponds and contacts by telephone, completes all internal administration of projects including preparation of executive committee fact sheets, piglet reports, maps and photos, and other administrative tasks.
  • Responds to requests for assistance from existing land trusts, and those in the start-up stage, by providing advice, information and referral; provides project assistance to selected land trust partners.
  • Participates as a team member in staff meetings, strategic planning sessions, budget preparation, development and fundraising efforts and project strategy discussions.
  • Assists the overall public relations effort by marketing TPL to public agencies, conservation organizations, politicians and the general public.
  • Directs and assists support staff in their work on project-related tasks.
  • Maintains current awareness of land conservation techniques and issues by reading, attending public forums and identifying and participating in training opportunities.
  • Identifies areas in which TPL's interim protection strategy is needed for the preservation of open space and lands of critical local, regional, or national importance.
  • Serves as a leader in generating grassroots community support for public land acquisition.
  • Actively involved with the training and mentoring of new field representatives and project managers.
  • Maintains and enhances TPL’s presence as an effective, results-oriented land conservation organization.

Qualifications 

  • Bachelor's degree
  • 5-8 years of real estate transaction/lland trust related experience, more than half of which ideally will be with a land conservation organization
  • Superior written and oral communication skills.
  • Computer proficiency.
  • Expert knowledge of appraisals and government appraisal review process.
  • High-level familiarity with public agency land acquisition departments.
  • Excellent working knowledge of the processes for obtaining public funding for land acquisition.
  • General understanding of real property and tax law and land use planning techniques.
  • Able to combine sound business sense and judgment with commitment to land preservation.
  • Able to work on projects that include complex financing arrangements and sensitive political issues.
  • Able to initiate fundraising efforts.
  • Consistently high level of performance and creativity.
  • Ability to independently initiate, structure and negotiate closing projects.
  • Ability to train others.
  • Ability to market TPL through lobbying.
  • Excellent written and verbal communication skills; excellent organizational skills.   Ability to interact at a senior level with external professionals who are involved with buying and selling land:  surveyors, lawyers, planners, appraisers, and landowners.Should be comfortable with public speaking and with representing TPL to the public at outreach events.
  • This position requires moderate to heavy travel.  Evening and weekend work can be expected often.
