The Project Manager II identifies, acquires and conveys important park, scenic, wilderness and other open space lands for protective ownership using expert non-profit land acquisition strategies. This position generates revenue for TPL through the successful completion of complex and politically sensitive real estate transactions.
ESSENTIAL FUNCTIONS
- Assumes primary responsibility for negotiating, documenting and closing real estate transactions with the assistance of legal and finance staff by:
- Researching and carrying out all phases of land pre-acquisition projects from initial outreach and landowner negotiation through supervision of appraisers, surveyors, and other consultants.
- Identifying funding opportunities for conveyance of pre-acquisition projects, including assisting in polling and public-finance campaigns.
- Identifying and negotiating with public agencies or other permanent stewards for final project acquisition.
- Plays major role in generating revenues for TPL through transactions, donations, and fundraising.
- Identifies areas in which TPL's presence is needed for the preservation of open space and lands of critical local, regional, or national importance.
- Serves as a leader in generating grassroots community support for public land acquisition.
- Actively involved with the training and mentoring of new field representatives and project managers.
- Maintains and enhances TPL's presence as an effective, results-oriented land conservation organization.
- Articulates fundraising needs, makes presentations to donors and foundations. Maintains set of personal development contacts. Collaborates with and defers to development staff on capital campaigns.
OTHER RESPONSIBILITIES
- May be involved in programmatic work, such as the coordination of a land acquisition program covering multi-parcel deals.
- Other relevant duties as necessary.
INTERACTION WITH OTHERS
- Interacts at a senior level with external professionals who are involved with the purchase and sale of land: surveyors, lawyers, planners, appraisers, and landowners.
- Should be comfortable with public speaking and with representing TPL to the public at outreach events.
- Must be able to train and mentor other project staff and local land trusts, agency and foundation partners.
- Creates and manages the project team when indicated.
- Initiates media strategy with PA & Marketing staff.
QUALIFICATIONS
- Bachelor's degree required.
- Normally requires 3-5 years of project/Land Trust related experience or equivalent.
- This position requires moderate to heavy travel. Evening and weekend work can be expected.
SPECIAL KNOWLEDGE AND SKILLS
- Superior written and oral communication skills.
- Proficient in computer applications. MSOffice Basics, Internet, Groupwise.
- Expert knowledge of appraisals and government appraisal review process.
- Facility with leading land owners through complex tax and financial analysis. Conversant in 1031 & tripartite exchanges, tax code and threat of condemnation.
- Understands strategic use of capital and can generate ROI analysis. Refined strategic application of TPL business model principles.
- Negotiates and maximizes return to TPL based on multiple factors. Facilitates finding common ground among conflicting groups. Resolves opposition among stakeholders.
- High-level familiarity with public agency land acquisition departments.
- Excellent working knowledge of the processes for obtaining public funding for land acquisition.
- Able to combine sound business sense and judgment with commitment to land preservation.
- Able to work on projects that include complex financing arrangements and sensitive political issues.
- Ability to manage multiple properties, multiple sources and processes.
