The California Senior Project Manager I serves as a seasoned leader with demonstrated experience in preserving critical open space and environmentally sensitive lands utilizing nonprofit land acquisition techniques. This position generates significant revenue for TPL through the successful completion of extremely complex real estate transactions and through fundraising for operating and as needed capital costs, and also assists the California State Director, West Division Director of Projects and Northern California Director with strategic planning, programmatic development (in North Coast CA; & with industrial timber owners), fundraising, CCC support, and development of non-traditional TPL revenue sources.
Essential Functions
- Senior Project Management
- Independently manages projects by coordinating all aspects necessary for the successful acquisition and conveyance of property: contracts for and reviews appraisals and environmental assessments; assists with legal document preparation; manages public review processes; organizes grassroots political lobbying and fundraising; completes Executive Committee fact sheets and other internal approval documents/procedures, maps and photos; and other administrative tasks.
- Researches and selects potential project opportunities, sometimes identifying programmatic areas of interest.
- Directs and assists project management staff with complex projects; may collaborate with a less experienced project manager when expert negotiating and acquisition experience are required.
- Assists in the overall public relations effort by marketing TPL to public agencies, conservation organizations, politicians and the general public. Responsible for ensuring TPL deals are structured to receive favorable press coverage.
- Writes or assists with competitive grant applications and budgets for project funding.
- Is available to do project management in the Sierra Nevada and elsewhere in California, as needed.
- Participates as a leader in staff meetings, strategic planning sessions, budget preparation, development and fundraising efforts and project strategy discussions.
- Maintains current awareness of land conservation techniques and issues by reading periodicals and other related documents, attending public forums and identifying and participating in training opportunities.
- Philanthropic Fundraising
- Raises annual operating support for North Coast California project activity and associated programmatic costs, with a target of $100k or more annually
- Cultivates potential donors and assists regional management and development staff with developing and maintaining productive relationships with California Advisory Board members.
- Articulates fundraising needs, makes presentations to donors and foundations. Maintains a set of personal development contacts. Collaborates with and defers to development staff on capital campaigns.
- Raise funds annually for the California Conservation Campaign, in particular from industrial timber owners
- North Coast California Program Development
- Build programmatic base and research and develop public and other funding sources for ongoing work and pipeline in California’s North Coast. Targets include Humboldt Bay, Humboldt County coastal corridor, Mendocino County coastal corridor, Klamath Basin
- California forest conservation leadership
- Purpose: to build long-term pipeline, state and federal funding sources, and CCC support for TPL-CA
- Build coalition of industrial timber owners in northern California, with TPL as organizer
- Establish and coordinate coalition of non-profit organizations working on industrial timber lands, including Pacific Forest Trust, The Nature Conservancy, The Conservation Fund, Save The Redwoods League
- Non-traditional revenue sources
- Identify and develop non-traditional revenue sources for TPL operating costs. Targets to include:
- Landscape-scale grant funding
- Carbon mitigation funds
- Fee for service
- Restoration activities
Other Resposiblities
- Other relevant duties as necessary.
Interactions with Others
- Interacts at a senior level with external professionals who are involved with the purchase and sale of land: surveyors, lawyers, planners, appraisers, landowners, and government officials.
- Should be comfortable with public speaking, with representing TPL to the public at outreach events, and in government lobbying situations.
- Plays major role in training project associates and junior project staff, as well as local land trusts, agency and foundation partners.
- Develop and execute philanthropic strategies with philanthropy staff, CA State Director and Northern California Director
- Initiates media strategy with PA & Marketing staff.
- Facilitates finding common ground among conflicting groups. Resolves opposition among stakeholders.
Qualifications
- Bachelor's degree required. Advanced degree required.
- Requires 5-8 years of project-related experience, preferably in California
- Requires 2-3 years of philanthropic experience
- This position requires moderate to heavy travel. Evening and weekend work can be expected.
Special Knowledge and Skills
- Superior written and oral communication skills.
- Intermediate computer applications skills: MS Office, Internet, Groupwise.
- Sound understanding of real estate principles and economics.
- Expert knowledge of appraisals and government appraisal review process.
- High-level familiarity with public agency land acquisition departments.
- Excellent working knowledge of the processes for obtaining public funding for land acquisition.
- Facility with leading landowners through complex tax and financial analysis. Understands strategic use of capital and can generate ROI analysis.
- Conversant in 1031 & tripartite exchanges, tax code and threat of condemnation. Refined strategic application of TPL business model principles.
- Negotiates and maximizes return to TPL based on multiple factors.
- Ability to manage multiple properties, multiple funding sources and processes, develop programs and use resources of the organization to accomplish larger initiatives.
- Has existing relationships with public agencies and government officials.
- Has existing relationships with philanthropic foundations and individual donor prospects
- Knowledge and relations within California timber industry
- Knowledge of the landscape and conservation issues, particularly in Northern California
