The Maintenance Supervisor will be directly responsible for all aspects of the physical plant operation, maintenance, and safety of the seven buildings and associated systems that make up the AMC's Highland Center on Route 302 in Bretton Woods, New Hampshire.  The Maintenance Supervisor will work closely with the AMC Construction Crew to provide year-round coverage for facility systems operations and snow removal. The Maintenance Supervisor may be required to acquire Certification and or licensing in one or more areas of facility operational involvement (as mandated by the Construction Operations Manager), and will be paid for and sanctioned by the AMC.  This is a year round, non exempt hourly position with excellent benefits. 

The Maintenance Supervisor reports directly to the AMC Construction Manager, who operates out of the AMC's Pinkham Notch Shop. The Maintenance Supervisor will also work closely with the on site Highland Center Director.

Responsibilities

  • Complete comprehensive systems operation, management, maintenance, and troubleshooting including but not limited to:  water (well and fire), HVAC, electrical, waste treatment system, commercial kitchen appliances, diesel engine (generator and wheel loader), and all other on site systems.
  • Interacting with outside contractors and trades people to provide necessary inspections and service. These include but are not limited to: sprinkler/fire suppression/life safety, health, water quality, elevator inspections, etc.
  • Coordinating with AMC Construction Crew to provide 100% facility coverage, information, and troubleshooting.
  • There are significant after hours and weekend on-call responsibilities. A company cell phone may be provided to help off-site communication. With the AMC Construction Crew,  provide 24 hour snow removal coverage
  • Maintenance Supervisor will be expected to work a minimum of 40hrs/week and more as needed. (Compensation is paid at time and a half over 40hrs/week.)
  • Other duties as assigned.  

Employment Qualifications

  • Excellent supervisory, organizational and communication skills
  • Excellent plumbing, mechanical and electrical background
  • Strong building, carpentry, computer and painting skills
  • Ability to prioritize and handle multiple tasks at the same time
  • Willingness to work extra hours to troubleshoot facility system problems.
  • Safe driving record and practices
  • Friendly attitude toward AMC employees and visitors
  • Ability to work hard and well, both independently and leading crews on large projects 
  • Ability to manage and troubleshoot computer-monitored HVAC system
  • Ability to do manual lifting and strenuous work. Ability to stand, sit, walk, climb stairs, and lift up to 60 pounds. 

Desired Skills

  • Excellent plumbing, mechanical and electrical skills
  • Excellent troubleshooting and analytical skills
  • Good understanding of HVAC theory and operation
  • Good computer skills including Microsoft Word/Excel/CAD 
  • Basic carpentry and painting skills
  • Basic welding and fabrication skills
  • Good public relations
  • Small water systems operator's license desirable
  • Commercial Driver's license desirable
  • Ability to travel safely in the backcountry in all weather conditions carrying up to 60 pounds of gear.
