We are seeking a director to acquire and secure financing for large timberland acquisitions in the South/Northeast. Located in our Chapel Hill, NC office, the director will serve as the principal liaison with major landowners as well as financial facilitators (i.e. investment banks, lending facilities) in the geographic focus area.

Essential functions include but are not limited to:

  • Maintain and develop relationships with major timberland owners;
  • Develop a relationship and communications network within TCF to provide support for timberland and other large land acquisitions;
  • Engage TCF field staff with forestland acquisition assistance and work with other TCF forest-related programs, including carbon, the Natural Capital Investment Fund and the Community Forest initiative;
  • Become expert in timberland financing structures, particularly tax advantaged opportunities such as New Market Tax Credits and tax-exempt bond financing, as well as ecosystem service markets such as forest carbon offsets, and develop networks with a broad range of timberland finance partners;
  • Work with TCF timberland acquisition partners at the national, state and local levels on fee and less than fee acquisitions. Establish and maintain a network of relationships with TCF partners;
  • Work with the TCF team to evaluate potential acquisitions, obtain appraisals, and develop discounted cash flow models and baseline easement documents; this will include selecting and overseeing consultants to provide specialized services;
  • Negotiate purchase and sale contracts and supply agreements working with TCF legal team and field staff as appropriate.

The qualified candidate will have:

  • Minimum of ten years of work experience with timberland acquisition and finance. Must have a through knowledge of the components of value of timberland, timber and HBU values, and a fundamental knowledge of forest management and the real estate acquisition process, including basic contracts.
  • Strong professional relationships in the forest products industry, timberland investment, and forest management arenas.
  • Experience selecting and overseeing appraisers, forestland managers, and financial advisors.
  • Masters degree in natural resource or business-related field strongly desired.
  • Demonstrated initiative and ability to work well independently and as part of a team. Good writing and communication skills.
  • Ability to interact well with diverse stakeholders, including public agencies, NGO’s, and communities.
  • Commitment to land conservation and the mission of The Conservation Fund.

This position requires the willingness and ability to travel frequently. Occasional site visits are required and applicant must possess experience with evaluating forestland in the field including understanding of silvicultural regimes, forest inventory systems, and environmental issues. Proficiency with Microsoft Office programs; familiarity with GIS and forest planning models.
